§ 23.25.008. Lot area, height, lot width and yard requirements for individually owned lots.

  • Lot area, height, lot width and yard requirements for individually owned lots shall be as follows:

    (1)

    No accessory building shall exceed fifteen feet in height.

    (2)

    The following minimum requirements shall be observed on individually owned lots within mobile home/manufactured home subdivisions subject to the additional requirements, set forth in Chapter 23.38.010:

    (b)

    Within the mobile home subdivision bounded by 24th Street S.W. on the north, 27th Street S.W. on the south, Highway 37 on the east and Wisconsin Avenue S.W. on the west, the following special yard requirements shall be observed:

    (i)

    On lots numbered 10, 11, 12, 13, 22, 23, 24, 25, Block 1, South Terrace Addition, front yard minimum setback shall be that which is left after taking into consideration the rear yard minimum requirement of ten feet plus the maximum length of the mobile home which is seventy-five feet.

    (ii)

    Maximum length of homes shall be seventy-five feet exclusive of the tongue; except Lot 13, Block 1, South Terrace Addition, where the maximum length of the home shall be sixty-five feet, exclusive of the tongue.

    (3)

    In no case may any structure except for fences be constructed in utility easement areas along front, side or rear property lines.

    (4)

    If a detached accessory building is constructed three feet (or less by variance) from the property line, the roof overhang on the building will be limited to one foot including stormwater gutters.
